When selling my property, how do I choose a great Property Stylist?

While there are similarities in how both interior designers and property stylists work, their approach is for outcomes that suit two very different types of clientele.

A stylist is trained to identify exactly what the vendor and buyer requires, and how best to showcase the property to the intended demographic, a large component of stress is automatically alleviated.

Very often, when we approach a property it becomes less about personal taste, on-trend prints or even popular statement pieces. When we look at styling a property we have one thing in mind – how do we increase the value of this property to ensure a strong asking price.

Focusing not on style trends, but rather economic and real estate trends to ensure a full understanding of the market and style that you are in, is the key to effective styling.

  • A property that is a small apartment, perhaps in a great location but nevertheless older or smaller, will look ridiculous if styled with ornate features and overwhelming art pieces.
  • Similarly, a property that is oversized and positioned in an affluent area, will undervalue itself by being filled with furnishing that are generic, disinteresting and replicas of every other property in less affluent areas.

Unique Selling Features

The property game is not simply about positioning a few throw pillows around a living room, or placing a mirror on a wall to increase the illusion of space. The goal is to ensure that the stylist is able to fully identify what is unique about this property, and connect that to the demographic that the agent is trying to sell to. By understanding segmented markets, a good property stylist is able to orchestrate visual cues and ambiance that invites the right buyer.

When looking to sell your property, or if you are an agent who is about to market a new property, the need for a property stylist who truly understands what the vendor needs and also what will compel the best buyer, is key.

There is no question that a strong property styling approach can mean the difference between a property that sells at an ‘average’ price, and a property that sells above market value due to the compelling nature of the visual cues. While selling a property is often a stressful process for many, much of the concerns a seller has are lessened if they first take an educated approach to whom they hire to work on the process with them.
